Architectural & Environmental (A&E) Committee – Reminders

Permits are reviewed and approved every other week, typically on Saturday mornings.

Important Guidelines:

• No fence, structure, grading, or excavation is permitted without an approved A&E permit (Article XII, Section 12.1)

• Fences may not exceed 36 inches in height (Section 12.2)

• One shed per lot is allowed, not to exceed 196 sq. ft.

• Pavilions may not exceed 24x40 and require a drawing and a Berkeley County permit

• No pavilion or carport may be enclosed

• Trees larger than 4 inches in diameter may not be removed without an A&E permit (Article VIII, Section 8.2)

• Any work in a flood zone requires a Berkeley County permit

• Some projects require county permits — no work may begin until all approvals are submitted with your A&E application

Please note:

At times, the committee must visit lots in person to review projects. This may add time to the approval process, and your patience is appreciated.

No materials, sheds, or pavilion deliveries will be allowed into the park without an approved permit

A&E Fines:

• Failure to post approved permit: $25

• Working without an A&E permit: $125

• Moving survey peg: $500

• Working after a Stop Work Order: $500

• Not following approved plans: $500

• Altering or using another person’s permit: $250
